But this isn't always the case. Competition is fierce as more professionals are becoming licensed in real estate. How do you stand out from the crowd? What can you do to make clients choose you over your competitors? Luckily, there are many tips to help you become a more marketable real estate agent and acquire more clients.

Build a Strong Presence on Social Media

Being active on social media is a great way to make yourself more appealing to potential clients. With billions of monthly active users, popular social media platforms can help you get the exposure you need. Leveraging Instagram in the real estate industry is one of the smartest things you can do. That's because IG is heavy on the visuals and what's the first thing people do when they come across a beautiful home? They look at it. This is why Instagram can be a useful marketing tool.

You can post pictures of your properties and attract the attention of potential clients. The more high-quality your photos are, the more people will hit the like button. The more likes you get, the more your posts will be featured on the IG feed. Eventually, you'll gain tons of followers, which can boost your overall trustworthiness and marketability.

Continue Your Education

Just because you've been successful in the real estate industry doesn't mean you have to stop learning. You can take real estate clases  to further your knowledge. No matter the stage in your career, there's always room to become better at what you do. The more credentials you have, the more likely clients will choose you over the competition. For example, you can get the Certified Residential Specialist (CRS) designation, which is the highest credential awarded to residential sales agents. Just having this credential alone will differentiate you from other agents.

Many other agents are still relying on word-of-mouth and referrals to market their services. By having a website, you'll be one step ahead of your competition. Clients will see that you're making an effort to make the customer experience more seamless.

Choose a Specialty

Specializing in a certain type of property helps clients see that you have specific expertise. On the other hand, if you deal with different types of properties, you'll appear well-rounded, but you likely won't have extensive knowledge of a certain type of property. Specialized knowledge often trumps general knowledge, especially in the real estate world. For example, you may sell luxury homes and know almost everything there is to know about luxury homes such as the market, best neighborhoods, going prices, features, etc.

In comparison, another agent sells commercial properties, industrial properties, single-family homes, multifamily properties and more. If a client is looking for a luxury home, they're more likely to choose you due to your expertise. Sure, the other agent seems knowledgeable in multiple areas, but clients want to ensure they're hiring someone who has the most knowledge about a particular property.

You can also work with a particular type of client such as first-time homebuyers or people who need to sell quickly. As you target more specific clients, you'll have even less competition.

As a real estate agent, one of your goals is to keep a leg up on your competition, but this isn't easy to achieve because the industry is highly-saturated with well-qualified agents. However, if you implement the above tips into your strategy, you'll come out on top.
