Description
Role Purpose
The Building Manager is responsible for the day-to-day management, maintenance, tenant relations, and financial administration of Gada Investments' property portfolio. The role ensures that buildings are well maintained, tenants receive excellent service, rent is collected on time, and all facilities operate safely and efficiently.
The Building Manager is the "caretaker of the asset" — protecting both tenant satisfaction and the long-term value of the property.
Key Responsibilities
1. Facilities Management
Ensure all building facilities are functioning properly and safely, including:
Water supply systems
Electrical systems and common area lighting
Toilets and sanitation facilities
Pumps, tanks, generators and related equipment
Common areas including corridors, staircases and parking areas
Waste management and cleanliness standards
Key Duties
Conduct regular building inspections.
Identify and resolve facility-related issues promptly.
Coordinate repairs and maintenance activities.
Ensure preventative maintenance schedules are followed.
Monitor utility usage and report unusual consumption.
Maintain health and safety standards across all properties.
2. Tenant Management
Act as the primary point of contact for all tenants.
Key Duties
Respond to tenant enquiries and complaints.
Resolve tenant issues in a professional and timely manner.
Manage tenant onboarding and move-in processes.
Coordinate lease renewals.
Maintain positive tenant relationships.
Ensure compliance with lease terms and property regulations.
3. Rent Collection & Arrears Management
Drive timely collection of rental income and minimise outstanding balances.
Key Duties
Monitor rental payments.
Issue rent reminders and statements.
Follow up on overdue accounts.
Develop and implement arrears recovery plans.
Escalate serious collection matters to management.
Maintain accurate rent collection records.
Produce monthly arrears reports.

4. Building Maintenance Management
Ensure all repairs and maintenance activities are completed effectively.
Key Duties
Receive and record maintenance requests.
Prioritise urgent and non-urgent repairs.
Coordinate contractors and service providers.
Obtain quotations where necessary.
Monitor quality of completed work.
Ensure maintenance activities remain within approved budgets.
Maintain detailed maintenance records.
5. Contractor & Vendor Management
Manage all suppliers involved in maintaining the properties.
Key Duties
Source reliable maintenance contractors.
Monitor contractor performance.
Verify work completion before payment approval.
Maintain service contracts and renewal schedules.
Ensure contractors comply with safety requirements.
6. Administration & Reporting
Maintain accurate records and provide regular management updates.
Key Duties
Maintain tenant records and lease documentation.
Track maintenance costs.
Monitor service charge expenditures.
Prepare monthly management reports.
Keep records of incidents, complaints and resolutions.
Maintain asset and equipment registers.
