Key Responsibilities
1. Planned & Reactive Maintenance
•Execute preventive and corrective maintenance activities across assigned properties.
•Attend to maintenance work orders within agreed Service Level Agreements (SLAs).
•Perform electrical, plumbing, carpentry, painting, masonry and general handyman works.
•Carry out routine inspections and identify maintenance defects before failures occur.
•Maintain maintenance records and close work orders accurately.
2. Building Operations
Monitor daily operation of:
•Electrical systems
•Plumbing systems
•HVAC equipment
•Water systems
•Fire protection systems
•Lighting
•Doors and locks
•Office furniture
•Escalate major defects requiring specialist intervention.
3. Contractor Supervision
•Supervise contractors performing maintenance or project works.
•Ensure contractor compliance with approved method statements and safety requirements.
•Verify quality of workmanship before acceptance.
•Report contractor performance to the Facilities Manager.
4. Health, Safety & Compliance
•Ensure compliance with OSHA requirements.
•Conduct routine workplace safety inspections.
•Identify and report hazards.
•Ensure all maintenance works comply with statutory regulations.
•Promote safe work practices and use appropriate PPE.
5. Asset Management
•Support asset verification and tagging exercises.
•Update maintenance records for building assets.
•Report damaged or obsolete assets.
•Support lifecycle maintenance planning.
6. Emergency Response
•Participate in emergency maintenance response.
•Support fire drills and emergency preparedness activities.
•Respond to utility failures and critical building incidents.
7. Sustainability
•Promote energy conservation initiatives.
•Monitor water leaks and wastage.
•Support waste segregation and recycling initiatives.
•Report opportunities for operational efficiency.
8. Inventory & Stores
•Monitor maintenance consumables.
•Raise requests for replacement materials.
•Ensure proper accountability of issued tools and spare parts.
9. Documentation
•Maintain accurate maintenance logs.
•Complete inspection checklists.
•Record completed works in the Facilities Management System.
•Prepare weekly maintenance reports.
Knowledge, Experience and Qualifications required and Essential Competencies - External
1.Diploma or Craft Certificate in Electrical, Mechanical, Building Services, Plumbing or related technical field.
2.Multi-skilled certification in electrical, plumbing, carpentry or building maintenance.
3.OSHA or Occupational Health & Safety certification.
4.Valid Trade Test Certification.
5.4-5 years’ experience in a similar position
6.Relevant professional qualification
